Shadbolt Home Design are a specialist arm of Shadbolt Group (www.shadboltgroup.net) responsible for the design and delivery of the group’s residential extension projects. The group was founded in 1981 and offers a whole host of professional construction services.

We will provide you with a full pack of drawings as well as a completed House Holder Planning Application Form. All you have to do is post the application (don’t worry, we will provide you with the address) to the planning department at the local council, along with a cheque for the planning fee.

Currently, the fee for a house holder planning application is £206 payable to your local council.

Generally, for residential extensions the answer is yes. We have a little more information on this in our Blog section. We will also be able to give you a definitive answer at the initial consultation meeting, when we understand exactly what it is you are wanting.

This is a difficult question to answer, as there are so many variables. A garage extension will have a different cost to the same size kitchen extension. As a rough estimate, a simple single storey extension will start around £1,200/m². If there is a second floor, add 50% onto the cost of the ground floor. For example, a 4m x 6m single storey extension would be: 4m x 6m = 24m² – 24 x £1,200 = £28,800. If the extension was two storey, add 50% of £28,800, therefore £28,800 x 1.5 = £43,200. As mentioned above this is rough guidance; once we have an idea of what you are looking for we can help you with a more accurate estimate.

When an application is refuse, 99% of the time the council will give a reason why, outlining issued raised. 

We can look over their feedback and amend the drawings accordingly, then resubmit your planning application. 

Firstly we need the basics – Your name, contact details, address and basic information about the property you are looking to modify. A brief description of what you have in mind and estimate budget for the extension is also handy if you have a set budget you need to stick within.
